Range Capital undertook an investment review and hold vs sell analysis of a $25m Retirement Village investment asset on behalf of a Sydney based HNW private investment group. After analysing the stabilisation profile and investment income potential vs the current realisable sale values, we determined that a medium-term hold strategy was the best investment return for the group.

Range Capital then negotiated with the client’s existing lender for a refinance and extension of the current investment debt facility to match the agreed investment hold duration. Working in collaboration with the group’s management team and external legal counsel, the Range Capital team coordinated the execution of the loan restructure to a successful close.

Range Capital advised a boutique Victorian property development company on the structuring and procurement of a residual stock facility over completed and unlevered residential assets for $37m. Range Capital undertook an analysis of the COVID impacted sales strategy relative to capital markets and structured a capital-efficient financing that provided low-cost durational funding to recycle capital while allowing for the value accretive asset disposal strategy to be completed.

Our team leveraged an extensive network of bank and non-bank capital providers to undertake a discrete capital procurement process and successfully partner our client with an experienced local non-bank lender. Working in collaboration with internal and external legal counsel, the Range Capital team then coordinated the execution of the transaction to a successful financial close.

Following completion of Welsh Group’s evolution to Wel.Co, a national property development company with over $1.0b in completed projects, Range Capital was engaged as strategic advisor to the Board and management team. Range Capital continues to support the Group in the execution of its five-year business plan, focusing on business-level capital structure enhancements and project level financing recalibrations that help equity recycling and drive pipeline growth.

As a strategic advisor, Range Capital works with the Group’s management team on quarterly progress reviews against its five-year plan, including assessing current capital deployment strategies, providing capital markets updates, reviewing project financing roadmaps, undertaking new project capital assessments and facilitating business evolution discussions with the Board to drive value enhancement above and beyond the current development pipeline.
