Capital
Restructuring
We understand that real estate is a long-term asset class. In this rapidly changing environment, businesses can quickly find that their real estate investment loans, construction finance loans, corporate finance lines or private equity loan notes have fallen out of balance. When this happens, businesses need to act quickly to ensure that they stabilise and reorganise borrowings, establishing a sustainable pathway that focuses on positive business outcomes.
When a development or a business is impacted by financial stress, regardless of the cause, the borrower and the lender quickly lose alignment. We understand that objective problem identification, quick and effective action, and clear stakeholder management are the key elements of a successful restructure.
We provide specialist, unbiased and strategic capital restructuring advice when pre-empting future challenges or reacting to an event that has impacted the business or project.

Where lenders require assistance to engage with their borrowers, we can reverse engineer a loan restructure from the lending side to avoid enforcement. This restructuring is often achieved by negotiating covenant adjustments and facility extensions, as well as additional equity level restructuring and recapitalisation options.
Funds Management
Advisory
We provide advice on fund inception and investment capital sourcing to AREITs and private property funds management businesses. We work with fund managers from the initial creation of the fund strategy through to the sourcing of equity capital for investment. We ensure the fund is aligned with the overall company strategy as well as ensuring it can meet the current market expectations of investing capital.
Our team provides ground-up product design advice for new funds, market positioning and leverage structuring to help fund managers create capital diversification and capital-light ownership models that promote the growth of AUM. We apply our experience, market intelligence and creativity to optimise and tailor fund disclosure documents for wholesale or retail investors. We free up management time at the outset by producing the suite of market-facing disclosure documents and manage the investor due diligence and verification process.
Our extensive networks of Family Offices and HNW relationships allow us to introduce the new fund to aligned cornerstone capital. As the conduit between investing capital and the fund manager, we provide clarity and certainty for all parties and help them navigate the placement of investment capital.
We manage the investment process through a hands-on and relationship-focused approach, ensuring clear communication with investors, fund managers and fund analysts and, if needed, the media. We work to ensure that both the fund manager and the investing capital are guided through the investment process where alignment of purpose is key.
Funds Management
We have an established track record of successfully identifying, advising, acquiring and placing investments in real estate and corporate assets, having advised on $2.2 billion of real estate and corporate property sector transactions.
Our highly experienced team have a proven track record in commercial real estate debt and equity investment and management across the real estate spectrum and at all levels of the investment capital stack.
These backgrounds provide the skills and experience to develop and manage specialised debt and equity investment structures such as trusts or sub-participation agreements that seek to maximise investor returns whilst minimising risk.
Accountability and alignment with investors are paramount concerns. We will not offer a Range Capital-branded financial product to potential investors without being invested in that product ourselves.
